  • Website development for Pamfleet Property Asset Management

    Being a close working partner for many years, Javacatz is honored to kick off the website revamp for Pamfleet Property Asset Management and Investment.

    Pamfleet actively invests in real estate, and provides real estate asset management, investment advisory and asset repositioning services for its clients across the region.

    The directors of Pamfleet have been involved in the selection, acquisition and management of real estate assets throughout Asia-Pacific since 1990. Pamfleet manages investments under both insitutional long-term and deal-specific private equity models.

    Shortly after its management buy-out Pamfleet formed a joint venture with CIT of London and made a HK$132 million acquisition of nine office floors in Central, Hong Kong.

    In 2003, Pamfleet partnered with Morgan Stanley Real Estate Fund (MSREF) in the acquisition of the 400,000 sq. ft. Vicwood Plaza in Sheung Wan for HK$842.8 million. In addition to being a co-investor, Pamfleet was MSREF's local operating partner and undertook every aspect of the asset management, re-position, project management, leasing etc. The asset was sold, through the sale of the holding company, in 2006 for HK$2.6 billion.

    In 2004, Pamfleet, Morgan Stanley and locally listed Pioneer Global successfully bid for the assets of the Paliburg groun, including Paliburg Plaza, a 24-storey office building at 68 Yee Wo Street,
    Causeway Bay, and Kowloon City Plaza, a 640,000 sq ft shopping centre. Pamfleet is responsible for the re-positioning and on-going asset management of these properties.

    On the residential front, Pamfleet/MSREF own a 10-unit residential apartment block in Happy Valley, which is under renovation, and 72 apartments in the New Territories, which will be re-decorated and sold individually.

    Pamfleet and MSREF partnered again in 2006 to purchase two prime Hong Kong office buildings that were surplus to their former owner-occupiers' requirements. 139 Queen's Road Central (91,000 sq. ft.) was acquired from DBS Bank with a 3-year leaseback, and the Hang Seng Building, 77 Des Voeux Road Central (260,000 sq. ft.) was bought from Hang Seng Bank for HK$2.258 billion. This property will be comprehensively re-positioned to improve the rental returns from its office and retail components.

The early learning and development centre focuses on six key developments: fine motor, gross motor, cognitive, adaptive, social-communication and social.   • New Websites and Revamps to Come

    Over the past few months, Javacatz have been quit busy taking on some exciting new projects. Once again, we are partnering with The Ladies Recreation Club and Asia Asset Management to revamp their websites. The LRC, has been a family-oriented sports and recreation club located in Central, since it was founded in 1883. Asia Asset Management is Asia's most read institutional fund management monthly publication.

    A new face is in development for Mindsight and Watchdog Early Learning and Development Centre. Mindsight specializes in executive career management services and consultation primarily in Asia. Watchdog provides early intervention and education for Hong Kong's developmentally delayed children.

    We have also been chosen by Green2Greener to develop their very first retail website. A percentage of the proceeds from every sale completed on this website will help raise money for local Hong Kong environmental projects and charities.
